I am very pleased to advise that the subdivision plans have been approved by Land Titles and that notice has now been given to the purchaser's solicitor for settlement no lated than 22 December 2009.
This has been a long time in the process, and a sale that you commenced work on long before it was ever listed. There is a great deal to be said for addressing all the concerns of an owner before listing and the correct approach in those early stages often determines the outcome. In my case, it was your constantly keeping in touch with regular updates during the time we were redeveloping the property that made the difference.
Listening is also a very under-rated quality in today's world, and I have to say that every step of the way you were sensitive to my concerns and expectations, and in particular as to seeking the right purchasers given they were to become my mother's neighbours.

Drew out the best in our home
TO WHOM IT MAY CONCERN We were very impressed with the way Matt presented a close friend's property and when it came time to sell our home, we called Matt first.
Matt was confident in his ability to market our home and frank in appraising the property and likely market response. Matt put together an outstanding package which drew out the best in our home.
A number of buyers came through on day one and Matt sold it in just 28 hours - well before the planned open home. In negotiating, Matt's nerve held out long after we might have otherwise settled. The eventual difference between out desired price and the sale price covered Matt's commission twice over.
Overall, we would happily recommend Matt's service to friends, and have been very pleased with his knowledge, experience, and professionalism throughout the sale of our property.

The market at the moment has been moving so fast but with our slae you did have a challenge with the complications involved, we almost felt the need to apologise for our strata issues causing so much hassle.
