You make money when you buy. One of the biggest mistakes ordinary folk make is not doing their homework BEFORE purchasing and embarking on a renovation. To understand how much money you can afford to spend on your home, you need to know how much your home is worth. Educate yourself before you renovate.
2. Declutter Your Home
Whether you are trying to gain equity on your home or you’re planning on selling, one of the most important steps is to declutter and do a massive clean-up around your property. I recommend to all of my students to put what they don’t need into storage. Even if you’re trying to ‘win over’ your valuer, it’s worth putting your junk into storage to present your home in pristine condition. Clutter is a major turnoff to potential buyers.
In fact, it’s a known fact that most potential buyers are often turned off a home that’s filled with stuff ranging from all of grandmas old relics to years of magazine collecting, buried in the corner of the lounge room. ‘Clear out the old, and make way for the new’. P.S. (This tip alone can add thousands to your home)
3. Improve the Curb Appeal
Spending some well-earned $$ on your front yard has been known to bring upwards of $20,000 just by making some simple and low-cost improvements to your front yard. Clean down all paths and driveways with a gurney.
Use paving paint to create a fresh and new look without the $$$. A good garden layout with a well maintained lawn will give potential buyers the best ‘first impression’ and it’s a known fact that people pay more for a job that’s well done.
4. Give It a Proper Clean
Clean it! – It seems obvious, doesn’t it? And yet cleaning properly is often overlooked. Imagine you are shopping for a new laundry tub – as you run your hand over the shiny silver tub, you imagine it in your new home…. Right?
Now imagine a slimy, dirty tub that doesn’t look like it’s been cleaned in a very long time… Right. Your whole home, inside and out, needs to be spotless. Shower recesses are another overlooked area. Engage a professional cleaner if time is your enemy. The only people who buy homes like this are Renovators! (For a bargain, that is!)
5. Stage Your Home
Create and Stage your property to sell. Put together the final design of your newly cosmetically renovated home by completing the home with furnishings that reflect the marketplace. This is the emotional part, and you need to get this right to make massive profits.
Put your creative skills to the test and create your best designer finish. Your home’s value will be greatly increased if you take the time to furnish and decorate this properly.
